Mosodi was appointed to provide expert transport and planning consultancy services for the Northfield Meadows residential development in Seamer, North Yorkshire. The project, led by Linden Homes, involved the delivery of 249 new homes on the edge of the village. Mosodi’s role was instrumental in addressing the transport and access considerations of the site while ensuring the planning process was navigated smoothly and in alignment with local authority expectations.
Background
Northfield Meadows is located in the village of Seamer, a well-connected community situated a few miles from Scarborough. The development site is bordered by established public rights of way and benefits from access to key transport links, including Seamer railway station and nearby trunk roads. From the outset, the project presented a series of planning and logistical challenges, including the need to maintain and manage public access routes and to mitigate transport impacts on the surrounding area. Ensuring the development fit sensitively within its rural setting while supporting sustainable travel and infrastructure obligations was a key focus.
Outcomes
Mosodi prepared a comprehensive Transport Statement that assessed the development’s impact on the local transport network and identified measures to promote sustainable travel. The team also led on public rights of way management, including coordinating the necessary temporary closures and diversions to ensure minimal disruption to the community. During the planning process, Mosodi provided expert support at a public inquiry, responding to stakeholder concerns and reinforcing the case for the development. In addition, Mosodi successfully negotiated Section 106 planning obligations on behalf of the client, ensuring deliverables were both viable and beneficial to the local area. The result was a consented scheme that balanced housing delivery with environmental responsibility and community integration.
