Gascoigne Wood, Sherburn-in-Elmet Harworth
Gascoigne Wood Colliery is a major commercial redevelopment initiative on the site of the former Gascoigne Wood Power Plant, located to the south of Sherburn-in-Elmet Airfield. The scheme will deliver up to 2,000,000 sq ft of B2/B8 floorspace, transforming the area into a key industrial and logistics hub. Mosodi played a critical role in delivering robust Transport Assessments and Accessibility Mapping, using GIS to effectively demonstrate at Public Inquiry that enhanced public transport catchments were achievable—successfully addressing challenges raised by third-party legal opposition.
Background
Historically home to a power plant and colliery infrastructure, the Gascoigne Wood site offered a prime opportunity for regeneration in North Yorkshire. Leveraging its strategic location and existing infrastructure, including rail sidings and proximity to major road networks, plans were developed to reimagine the site as a sustainable, multimodal logistics destination. Mosodi supported this vision through comprehensive transport planning services, including the preparation of Transport Assessments and Statements, alongside the use of advanced GIS analysis to map and optimise access by sustainable transport modes.
Outcomes
The project will deliver a number of transport and connectivity benefits alongside commercial development. These include enhanced cycle connections to the north and south of the site, improvements to public transport accessibility, and the retention and upgrade of the existing rail siding north of the Gascoigne Interchange—enabling sustainable freight movement. Mosodi’s technical expertise helped secure planning approval, reinforcing the viability of the project and supporting its alignment with regional growth and decarbonisation objectives.
